What Repairs Should I Complete Before Going to Market

Before a Seller puts there house on the market, inevitably, they need to decide whether to make repairs or not. Although there isn't a definitive answer, there are several strong reasons they should consider making most repairs. Consider the following:


1. Maximize Sale Price

  • Better condition = higher offers. A well-maintained, move-in-ready home attracts more buyers and often sells for a higher price.

  • Buyers mentally subtract the cost of repairs (and often overestimate them), leading to lower offers if issues are present.


2. Faster Sale

  • Homes in good condition spend less time on the market. A clean inspection and good first impression reduce buyer hesitation.

  • Properties that need work often linger, which can lead to price reductions.


3. Reduce Buyer Negotiation Power

  • If repairs are left undone, buyers may request credits or concessions—or even back out of deals after inspections.

  • Pre-listing repairs limit surprises and strengthen the Seller's negotiating position.


4. Improve Curb Appeal & First Impressions

  • Simple cosmetic upgrades (paint, landscaping, lighting, limited flooring) boost visual appeal and draw in more interest both online and in-person.

  • Many buyers decide how they feel about a house within the first few minutes.


5. Pass Inspections with Fewer Issues

  • Major repair issues found during inspection can derail a sale.

  • Handling them in advance reduces the risk of delays, buyer requests for credits, or contract cancellations.


6. Appeal to Financing Buyers

  • Some loan types (FHA, VA, etc.) require that the home meet certain condition standards.

  • Pre-repairing helps avoid financing issues and opens the door to a broader buyer pool.


7. Better Marketing Potential

  • A home in great shape photographs better and stands out on listing sites.

  • Agents can market it as “move-in ready,” a strong selling point.

Not all repairs are necessary before listing, so sellers should prioritize items based upon health/safety issues, major system defects, cost & financial capabilities.  In many cases, a pre-listing inspection can help identify what’s worth fixing to ensure the best return.
